This Agreement is made effective as of the date of purchase of your auction event ticket by and between Select Investments Group, CA Auction Homes (DRE#02234362), and Silent Auction Pro, all referred to collectively as (“Company”) and You. Please read these term and conditions carefully. You acknowledge by clicking to purchase your auction event ticket that you have carefully reviewed these terms and fully understand them. By continuing, you agree to these terms.
In this Agreement, the party or parties who are selling tickets and conducting an auction shall be referred to as “Company”. The parties will be collectively referred to as the Parties.
In consideration of the mutual promises and covenants herein contained, the Parties hereto agree as follows:
AUCTION EVENT TICKET PURCHASE AND AUCTION TERMS:
All properties are sold as is, where is; with no guarantees or warranties other than what is specified herein.
All participants must be 18 years old or older.
Participants must not be employees of Company.
Buyers are responsible for conducting their own due diligence and research before purchasing an auction event ticket and bidding on a property.
Winning bidders will be notified with 24 hours of the auction’s conclusion by email, and by phone.
Buyer must provide accurate purchaser info within 1 business day of the auction’s conclusion, as it will appear on title, and will be needed to begin the contract and escrow process. The buyer must also open escrow with a small deposit of $1,000. within 3 days. Failure to do this will result in having the winner lose the winning bid spot, and then the next highest bidder will be awarded that winning spot and the same process will apply.
The winning bid payment is required to be wired in full to specified escrow company no later than 14 business days after close of auction. If the payment is not deposited in full by the 14th business day, on the 15th day the next highest bidder will be awarded the winning spot and the same process will apply.
Closing will occur within 3 business days of the receipt of the wired final auction price.
The seller reserves the right to reschedule the auction at any time.
The seller reserves the right to withdraw any property from the auction or cancel at any time, at which time the ticket sales will be returned to purchaser less any admin fees within 30 days.
Tickets are sold by Select Investments Group LLC. CA Auction Homes Inc. and Silent Auction Pro venue outsources its ticket sales services to Select Investments Group LLC. Customers should contact Third-Party Inc. at info@SelectInvestmentsGroupLLC.com or may call (888) 252-0020 regarding questions for this ticket purchase. All sales are final and include a non-refundable 15.00 Admin fee. No refunds or exchanges. In the event of a cancellation for which there is no rescheduled date, management will return the purchase price of the ticket less the admin fee.
The seller makes no representations of any kind regarding the likelihood of achieving the winning bid in the auction or the final auction price.
Specific Property Auction Details:
Address: 411 La Loma Rd., Glendale, CA 91206
This is a new construction project of a single-family dwelling that has begun on May 1, 2024. The progress of the build will be posted on a regular basis at www.CAAuctionHomes.com.
The auction is expected to occur in Fall of 2024 (Actual date TBD) but will be scheduled one to two weeks after there is a final occupancy certificate issued. The auction date is approximate and will be finalized upon a successful City of Glendale inspection resulting in a certificate of occupancy. Ticket holders will be notified of the auction date via email and/or text message at the number provided during the auction event ticket purchase process.
CA Auction Homes reserves the right to delay the auction within a reasonable period to accommodate unforeseen construction delays as necessary.
Video rendering is as close as possible but not exact to the finished home. Please make sure to attend the open house either in person or virtually before the start of the auction (date tbd) to see the actual finished home.
An open house will be scheduled just before the start of the auction (date tbd) and will be held in person and virtually online.
A certificate of occupancy will be provided in lieu of a formal inspection.
The auction does NOT include staging furniture and decorations, as well as any vehicles shown in the renderings.
The auction sale of 411 La Loma Rd., Glendale, CA 91206 includes the following:
1. Newly built 1751 sq. ft. single family residence, 3-bedroom 2-bathroom home.
2. Solar Panels are 100% paid for. However, each city differs on their requirements for meter balls. Once you call to connect your service, please inquire with your local electric company.
3. One year of property taxes credited up to $24,000 and are based on escrow/title estimates. All supplemental taxes and taxes after closing are the responsibility of the buyer.
4. One year home warranty issued at closing up to $900 buyers’ choice of service.
5. All closing fees including title (Pacific Coast Title) and escrow (American Eagle Escrow Inc.) are covered by the seller.
6. Appliance are included (Washer/Dryer, Stove, Microwave, Dishwasher, Refrigerator)
7. Buyer’s agent flat fee of $36,000 is offered but will only be honored if the ticket purchaser reveals the buyer’s agent name at time of event auction ticket purchase. (Sorry, no exceptions.) After the winning bidder is declared our agent will reach out to you to obtain your agent’s contact information.
8. Homeowners insurance is covered for the first year up to $2,000
NEGOTIATION/MEDIATION/ARBITRATION (ALL INCLUSIVE). If a dispute arises out of, or in connection with this contract, the parties will first attempt to resolve some or all the dispute through discussions. If the dispute cannot be resolved through arbitration, any controversy or claim arising out of or relating to this contract, or the breach thereof, shall be settled by arbitration administered by the American Arbitration Association in accordance with its Commercial Arbitration Rules, and no Court shall have any jurisdiction over any matter pertaining to the agreement.
APPLICABLE LAW. This Agreement shall be governed by the laws of the State of California.
